We are committed to a safe and sustainable work environment.The opportunity:We are looking for an enthusiastic individual that will be responsible for operational and technical support, repairs, maintenance and installations of climate control along with other mechanical & electrical systems within a building. The Building Operator Level 2 may be a sole operator of a building of large size and level of complexity as it relates to building systems and tenant demands. The Building Operator Level 2 will report to the Chief Engineer.The primary objective of the Building Operator, Level 2 is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.What you will do:Be familiar with all aspects of physical building operations, ensuring all operations are carried out in a safe and efficient manner at all times.Responsible for performance of all tasks related to Building Operator, including but not limited to, work generated from Preventative Maintenance system, Tenant Service system, and Unscheduled Maintenance system.Suggestions, recommendations, and implementation of improvements, alterations, upgrade, or replacement equipment or systems integral with the buildings.Maintain maintenance and daily logs of all equipmentRespond to and complete in an acceptable time frame all Tenant requests from the Service CentreBe responsible for the appearance of the property and the safety and convenience of the tenants at all times.Supervision, coordination and direct report of BentallGreenOak maintenance personnel.Supervision and coordination of contractors completing service requirements, construction projects pertaining to building operations/improvements, and reporting all concerns.Supervision/coordination and Liaise with tenant’s sub-contractors as requiredProvide backup to other members of the crew with trouble and problem investigations and solutions and assist with investigative projects related to other building equipment, systems, and operating parameters as directed.Be available for on-call duty and shift work as scheduled.Perform administrative work as required such as completion of work orders and maintaining required databases.Participating in corporate occupational health and safety program.Conduct regular site inspections ensuring the building equipment meets scheduled and periodic maintenance requirements and contractor service levels are achieved.Carry out minor maintenance requirements on a scheduled or periodic basis, including but not limited to lamp replacement, litter pickup, sweeping, mopping, washroom maintenance.Monitor risk management and environmental issues, reporting accordingly.Assist in preparation of budgets.Perform and/or monitor building security requirements and fire alarm/sprinkler systems.Other duties as assigned by the Operations Supervisor from time to time based on needs, training, knowledge, and capabilities.Who you are:High school diploma supplemented with a minimum 5th Class Power Engineer Ticket. Trade tickets will also be considered.Valid driver license and reliable automobile for use at work.Minimum 3 years directly related experience in all areas of building operations systems including HVAC, Electrical, Controls, Fire Alarm, Life Safety and BMS.Able to work independently with minimal direction and respond to emergency situations.Good knowledge of Windows, Outlook, Microsoft Word, Excel.
